July 9, 2026
If you walked the harbor over Memorial Day weekend, you already know what changed. The Village side is quiet. Fences run along Casitas Way. The old pizza windows are dark. And the Wharf, oddly, feels busier than it has in years, because everything that used to be spread across the harbor has been compressed onto one working pier.
This is the summer to plan around that shift. What used to be a resident's evening habit at the harbor now happens in three specific places: the Wharf itself, Pacific Coast Highway just above it, and Bluff Park at Salt Creek. The rest is under construction until late 2026. Here is what that actually means for the next twelve weekends.
Four Harbor Village tenants shut their doors at the end of April as Phases 3 and 5 of the Commercial Core accelerated. If you kept a mental map of the harbor, redraw it:
What is still open on the Wharf through the Phase 3 build:
Frisby Cellars is worth calling out separately. Josh Frisby stayed on the Wharf but moved into the former Waterman's Restaurant, which gave the winery a larger footprint, a proper outdoor patio, beers on tap, more food, and room for private tastings and vintage releases. If you have not been in since the move, it reads like a different business.
Because Mariner's Village is a construction zone, the Wharf is doing double duty this summer. Dana Point Harbor Partners leaned into that with a limited-run pop-up called Smoke on the Water, a partnership with Delanya's Smokin' Hot Texas BBQ serving from 11 a.m. to 8 p.m. every Saturday and Sunday on the Wharf. Signature meats, sides, and the kind of casual seating that used to happen at the Village patio tables, now relocated one pier over.
A practical note for boaters and anyone parking a car at the harbor:
The Dana Point Fuel Dock reopened at 11:00 a.m. on Friday, March 20, 2026, marking the completion of the fuel tank replacement project.
Parking is easier than it has been in a decade. The three-tiered structure at the corner of Golden Lantern and Dana Point Harbor Drive wrapped in July 2025 and offers four hours free. Most residents I talk to still park where they used to and then complain about the walk. The structure is closer to the Wharf than the old surface lots were.
The interesting food openings this year are not at the harbor. They are on the streets above it.
The White Rooster opened January 16, 2026 in the former Doheny Cafe space on Pacific Coast Highway. Chef Michael Campbell, who was chef de cuisine at The Loft at Montage before running Pacific Pearl Café in San Juan Capistrano and opening Capas at River Street Marketplace, took the space for a comfort-driven breakfast, brunch, and dinner concept. The reference points on the menu run through Barcelona, Avignon, and San Francisco, which is a specific set of stops for a Doheny surfer to be cooking from.
Two more things Campbell brings that matter locally. He co-founded Portland's Sustainable Seafood Summit, which means his sourcing questions get answered in a serious way. And he is publicly a Doheny surfer, so the restaurant is oriented to the crowd that already lives here rather than the hotel guests down the hill.
Hook & Anchor on La Plaza is still the reservation to make for oyster-hour habits, with happy hour drinks from 3 to 5 and food from 4 to 5 daily. Nothing has changed there. It is on the list because the Wharf seafood options have compressed, and Hook & Anchor is where a lot of that traffic reroutes on a Friday.
The 2026 OC Parks Summer Concert Series runs Thursday evenings from July 9 through September 3, starting at 5 p.m. with music at 6. Shows rotate through Mason, Irvine, Craig, Mile Square, and Bluff Park at Salt Creek Beach. The Dana Point stops this year are the closers.
| Date | Act | Location |
|---|---|---|
| Thursday, Aug 27 | Dream Like Taylor | Bluff Park at Salt Creek Beach |
| Thursday, Sept 3 | Family Style | Bluff Park at Salt Creek Beach |
Free, all ages, free parking, and food vendors on site. If you are within walking distance of Salt Creek, these are two of the easiest evenings on the calendar. If you have never taken the Strand access down after a show, that is the walk to add.
Three that residents tend to underbook because they assume the parking will be impossible:
A quieter one worth knowing about: a new weekday Farmers Market launches Wednesday, September 24 from 9 a.m. to 1 p.m. in the Harbor Village Parking Lot, running alongside the existing Saturday market.
The Commercial Core, called Mariner's Village, is targeted for late 2026 completion, with the full harbor revitalization delivering in overlapping phases through roughly 2027 to 2028. The waterfront boardwalk will more than double in size once Phase 3 finishes, eventually running as a continuous walkable path from Doheny State Beach to Baby Beach. The expanded waterfront is scheduled to be in place for the 2028 Summer Olympics sailing events.
The interesting part for a resident, and the reason to actually walk the harbor this summer rather than wait for the ribbon cuttings: the boardwalk you know, the one that ends where the fences start, is the "before." Two summers from now, the mental picture of Dana Point Harbor most locals carry around, seven low buildings from 1971, sea lions barking under the wharf pilings, gulls on the pizza-window railings, will be a memory. Some of that is worth photographing on a Saturday morning before it goes.
The marina side is running ahead of schedule. Phase 11 in the East Basin Island opened for boater occupancy on May 15, 2026, which brings the marina rebuild past two-thirds complete. If you have friends with slips, ask which dock they are on this month, because the answer keeps changing.
If you want a working template for the next ten weekends, here is one that plays to what is actually open:
That is a summer built around what is open, not what is under a tarp. It also happens to be built around businesses that survived, moved, or opened in the middle of a construction project, which is a decent proxy for the ones that will still be here when the fences come down.
If you are thinking about the harbor build in a real estate context, or wondering how a phased delivery like this reads against nearby inventory, that is a longer conversation. Angi Ciccarelli offers a free consultation for owners and buyers who want a specific read on how the next eighteen months of harbor construction should shape a decision on either side of the transaction.
